Once we've had our Buyer Consultation, it's time to speak with a mortgage broker or lender to determine your budget. A pre-approval gives you a clear starting point, confidence when making an offer and shows sellers you're a serious buyer.

Step 2: Start Your Home Search (1–3 Months)

This is often the longest part of the process. We'll narrow down properties based on your budget, lifestyle, needs, and preferred neighbourhoods. Together, we'll tour homes, review strata documents (if applicable) and compare properties until you find the right one.The timeline depends on:
  • Your budget and must-haves
  • How many homes are available
  • Whether you're looking for a condo, townhouse, or detached home

Step 3: Make an Offer & Negotiate (1–3 Days)

Once you've found the right home, we'll prepare a competitive offer with the appropriate terms and conditions to protect your interests while negotiating the best possible price and terms.

Step 4: Subject Removal (5–10 Days)

If your offer includes subjects, this is when you'll complete your home inspection, finalize your financing, review all important documents and make the purchase firm.

Step 5: Completion & Possession (2–8 Weeks)

After subjects are removed, your lawyer or notary will complete the legal paperwork, your lender will transfer the funds and you'll receive the keys to your new home on possession day.
